diving board. The views are spectacular from all vantage points. There are
200 steps down to the sea. The house, which is on three levels, has a large

ideally located, superbly appointed and offers all the amenities and
luxuries that you could wish for in an inspiring Tuscan holiday. The villa
sits within 10 acres of the lovely protected and tranquil forests of Vallombrosa, and is still only 21 miles to Florence. The villa is reached by
private security gates leading into an immaculate driveway which wanders
through the 400 year old cypress trees. The villa has been superbly and
lovingly designed to take advantage of its scenic position and to offer
every modern amenity, along with many decorative touches such as the large
fireplace, rugs scattered on marble floors and picture windows leading to
broad open air terrace, ideal for dining al fresco and savoring the stunning
views. A second outdoor terrace overlooks the beautifully kept garden and is
idyllic for coffee/breakfast. On the lower floor on the main house is a
games room with full size snooker table. There is a second rustic kitchen
for the winter season with refectory table for 12 people and oven. Just
behind the house, a little path leads to an outdoor barbecue and splendid
pizza oven encourages eating alfresco under the trees. There are stone
stools and the whole area is floodlit. A little further away two swimming
pools are surrounded by beautifully kept lawns. One large pool (open May 1)

is a full children's playground area, with playhouse, swings, and slide.
Nearby is a private artificial grass tennis court, along with a practice
